What is RTSR?
Washington State law (Revised Code of Washington 59.18.257) allows for prospective tenants of residential properties to provide their own Reusable Tenant Screening Report (RTSR) to landlords. This is also known as a Portable Tenant Screening Report (PTSR).
The report includes:
Credit Report
Criminal History
Employment/Income Verification
Address, Rental History and Eviction History
The state law mandates landlords are required to accept a full and accurate RTSR and not charge the tenant for an additional report upon their acceptance of the RTSR.
Tenants often times apply to multiple properties before securing their residence due to the strong need for rental properties creating a high demand, and thus competition, for rentals. Landlords use a variety of sources for Tenant Screening Reports, and one landlord’s use of a particular company may differ from the next landlord causing the tenant to have to pay multiple fees for multiple reports that don’t provide vastly different information. The RTSR helps tenants pay only once for a screening report within 30 days and provides landlords the ability to make educated decisions on prospective tenants to include selection of a tenant for their residential property with a consistent and accurate report. By obtaining your RTSR through us, you are already a step ahead of others as your RTSR is good for thirty (30) days and can be provided to as many landlords as necessary before securing your rental.
The tenant having the report also provides them knowledge in the rental process to know what landlords are viewing in their consideration of them as a potential leasee. Additionally, if the information is inaccurate, the tenant has the option to correct it in advance of applying.
We know the frustration that comes from paying multiple fees for multiple reports all to secure one rental. We know state law provides an avenue to avoid having consumers pay these fees repeatedly and we know what is required of the RTSR for a landlord to accept it. We have firsthand experience in attempting to secure a rental property only to lose out to another prospective tenant who had their report completed sooner.
